Based on Seattle’s current demographic trends, there’s a good chance you’ve recently landed a tech job here. Congratulations and welcome to the Emerald City! 

To ease your transition to living in the beautiful Pacific Northwest, here are three top tips to get you settled as quickly and easily as possible.

Choose Your Neighborhood.

Each Seattle neighborhood comes with its own distinct vibe. Popular choices among millennials include South Lake Union near Amazon’s main downtown hub, Belltown with its proximity to restaurants and nightlife, and Capitol Hill for its bars, restaurants and LGBTQ community.

Before making the decision where to live, make a list of your top priorities for settling into a new neighborhood. Besides price, consider  location and type of housing, such as condo or single family home. How about the area’s walkability factor, family-friendly services, local schools, access to local parks and attractions, or proximity to work? Think about renting first to get a feel for what area of the city appeals to you most.

For quirky and artsy, check out Fremont. Hip and trendy with a Scandinavian past? Give Ballard a try. How about living near a University? The U-district and Wallingford neighborhoods (and Fremont) lie close to the UW (affectionately known as UDub).

Get a Head Start on Your Housing Application.

By all accounts, Seattle’s housing market is HOT, one of the hottest in the nation. In fact, Zillow predicts a one-year 8.4% increase in home values between March 31, 2018 and March 31, 2019. Fast rising prices combined with low housing inventory present challenging prospects for both renters and home buyers alike. 

The GOOD news is there are steps you can take right now to position yourself for housing success when the right opportunity pops up:

  • Let your employer know you’re applying for housing so you can have a letter of employment and testimonial in hand.
  • Pay your bills on time each month to improve your credit score.
  • Pay your credit cards in full each month to increase your savings and improve your credit score.

Get Connected.

Now is the time to expand your network by getting to know your new neighbors and colleagues. Here’s how: 

  • Ask for introductions through your friends on social media. Who can they connect you with in Seattle professionally and/or personally?
  • Develop contacts and gain visibility through local chapters of your professional associations. 
  • Reach out to other parents at your children’s new school or through their extracurricular activities.  
  • As you go about your daily activities, think about service providers with whom you interact, such as at your bank, neighborhood stores, restaurants or hairdresser.
